Why a technical property appraisal is necessary
A property is often the highest-value item on a company's balance sheet — and the one most frequently carried at a figure nobody can explain. Historical acquisition cost, a broker's estimate, "what the neighbor sold for": none of them stands up to an audit, a serious negotiation or a challenge in court.
A technical appraisal exists to turn value into a substantiated conclusion. It is not an opinion about price: it is an engineering exercise that starts with an on-site inspection, gathers real market data, applies statistical treatment and arrives at a value with a declared degree of substantiation and precision — exactly as ABNT NBR 14653-2 requires and as auditors, banks and judges expect to find.

Methodology
- Document review — examination of the documents provided by the contracting company and characterization of the property based on them.
- On-site inspection — survey of construction standard, apparent age, state of conservation, improvements and value-enhancing and value-detracting factors in the surroundings.
- Market research — collection of listing and actual transaction data in the region, with identification of the source and cleansing of the sample.
- Data treatment — direct comparison method through statistical inference (regression) whenever the sample allows; alternatively, factor-based treatment. For properties with no market, the cost quantification method with physical and functional depreciation.
- Classification — determination of the degree of substantiation and degree of precision achieved, according to the tables of NBR 14653-2.
- Report — complete calculation memorandum, spreadsheets, photographic record and ART (professional liability record) filed with CREA.

Questions about buildings and urban properties
What is the difference between an appraisal report and a broker's opinion?
The appraisal report is a technical engineering document, prepared by a professional registered with CREA or CAU, with an ART/RRT filed, methodology standardized by ABNT NBR 14653 and a declared degree of substantiation. The value opinion statement (PTOV) issued by a real estate broker has a different purpose and scope and does not replace the appraisal report for financial reporting, litigation or bank collateral purposes.
Is the report accepted by auditors and by the courts?
Yes. Our reports are prepared in the format required by NBR 14653-2 and aligned with IVS, with the level of traceability that independent auditors — including the Big Four — and court-appointed experts verify: the origin of every market data point, explicit statistical treatment and a reproducible calculation memorandum.
How long does an urban property appraisal take?
For a single property, the typical timeframe is 10 to 15 calendar days between the on-site inspection and delivery of the report. Portfolios with many properties are planned in batches, with a schedule agreed in advance. Court deadlines are met as determined by the court.
Do I need a pre-construction condition survey before starting my project?
It is highly advisable. The pre-construction condition survey records the state of adjoining buildings before the start of work that generates vibration or settlement — excavations, pile driving, demolitions. Without that record, the builder has enormous difficulty proving that a crack already existed, and often ends up answering for pre-existing damage.
